You're walking up to what could be your first home as well as the largest financial investment you've ever made. You notice the beautiful bay window, check out the stylish new lighting fixtures around the garage, and you fall in love with the freshly-applied hottest paint color of the season.  But did you take a close look at the roof?  A new roof could cost more than all of those other upgrades combined.  And if you did, do you really know what you're looking for?

Years later, you're selling your first home.  You have a "30 year roof" with a warranty, and it's only 25 years old.  You're in the clear, right?  Does a 30 year roof really last 30 years?  And that roof warranty, do you have that in writing?  Did you get all of the different required aspects of the roofing system, installed by an acceptable contractor, to qualify for that warranty?

Before you get a surpirse in your home inspection, it's a good idea to take a close look at the condition of your roof to be sure you won't have problems selling a home or obtaining a mortgage to buy one.  Roof issues can cause problems beyond just scaring away a potential buyer.  Roof issues can kill your sale by making it nearly impossible for the buyer to obtain a new insurance policy and can even cause the buyer's mortgage to be declined!  In the best case scenario with an unexpected issue with the roof, you've now got a very limited timeframe within which to obtain multiple written quotes from trusted roofers.

Don't wait until a roofing issue becomes a road block in the sale of your home, a dead end in your pursuit of a mortgage, or an avoidable emergency as water pours in through.
